What is a bridging loan and how does it work?

A bridging loan is a short-term loan designed to “bridge the gap” between buying and selling a property, or while waiting for other funding. It’s secured against property or assets and usually repaid within 12 months often via sale or refinance.

Yes, but only in very specific circumstances. A 100% bridging loan lets you borrow the full value of a property without a deposit. To qualify, you’ll need additional security (like another property) and meet strict lender criteria. We can assess your eligibility and connect you to lenders who offer this.

You could receive a Decision in Principle within 24–48 hours, with funds released in as little as 5–10 working days, depending on your case, the valuation, and solicitors. Need it faster? We’ll prioritise urgency.

A regulated bridging loan applies when the property is or will be your residence. It’s FCA protected and capped at 12 months. Unregulated bridging loans apply to investment or commercial properties and may offer terms up to 24 months.

Not usually. Most clients choose rolled-up interest, where all costs are paid at the end. You can also service the interest monthly or go for a hybrid model depending on your cash flow and preferences.
