You don't need any of this to ring us, and nothing here involves a credit check. But if you've it to hand, the first call stops being a fact-finding exercise and becomes an actual answer.
- The property. Address, or at least the area and what it is: house, flat, land, commercial, something unmortgageable.
- The value. What it is worth now, and what you are paying if you are buying.
- How much you need, and what for: purchase, works, a tax bill, releasing equity.
- The exit. Sale or refinance, and roughly when. This is the question that decides the deal, so it is worth thinking about before you call. More on exits.
- The deadline. Auction completion date, chain date, or "no rush" - all three are fine answers, they just lead to different lenders.
- Anything awkward. Adverse credit, a short lease, no planning yet, a previous decline. Say it early. It narrows the lender list rather than ending the conversation, and finding out late is what actually kills deals. Bridging with bad credit.

Can I just email documents?
Yes. support@bridgingfinancebroker.co.uk reaches us. For anything urgent the form or WhatsApp gets picked up faster, and for an auction pack WhatsApp is genuinely the quickest route to an answer.
Will you credit check me if I just want to talk?
No. Nothing on this page runs a search of any kind. A conversation about whether a deal works costs you nothing and leaves no footprint. A credit search only happens once you've decided to proceed with a lender, and you'll know before it happens.
