Case Studies: real deals, real deadlines, real numbers
Every completed deal becomes a short story with the numbers attached: what the client faced, what we did, how many days it took. No stock photos and no vague success stories, just deals.
The deals
These are bridging loan case studies from Ashley's own placements. Each one is written up in full from a recorded conversation about the deal, so the detail comes from the broker who arranged it rather than from a marketing brief.
Five flats under one freehold title. The client wanted maximum leverage so their own cash could go on the refurbishment and the title split. Structured at 80% gross, £409,000 including the fee. The net advance was £353,374 — just under 71%. Exit: refinance each flat individually.
Semi-commercial, vacant upstairs and down, which is exactly why it was available at that price. Funded at 65% gross, about £235,000 net, twelve months, bought in a limited company. Split into four flats on four separate titles. Worth around £700,000 converted.
A house with an unusually large garden backing onto the next street. The house was remortgaged and the title split so the end of the garden became a plot in its own right, worth £75,000 with no permission on it. The client took it through planning himself and came back with consent for a six-bed detached. Same grass, same boundaries — worth £125,000 more.
These are real transactions Ashley placed. The figures relate to the circumstances and the lending terms available at the time of each one, and the terms available to another borrower may be different. Some figures are approximate, and identifying details are left out.
What's in a full case study
Each write-up follows the same shape, so you can compare deals rather than read marketing:
- The numbers band: loan amount, loan to value, rate, term and the fees, stated in pounds rather than percentages you have to work out
- The day-by-day timeline: first call, decision in principle, valuation, legals, funds. Including the days where nothing happened and why
- What nearly went wrong: the valuation that came in low, the solicitor who went quiet, the lender who changed their mind. Most deals have one
- Ashley's take: what he would do differently, and what the client did that made it work
Bridging deals are personal. A precise figure, a precise date and a precise town would identify some of our clients to anyone who knows them. So the numbers move a little and the details blur. What doesn't change is what actually happened, how long it took, and whether it worked.

Yes. Every case study on this page is a deal Ashley placed. Small details, figures and dates are adjusted so no client can be identified, but the situation, the timescale and the outcome are exactly what happened.
Why are there not more of them?
Because we write them up properly. Each one comes from a recorded conversation about the deal rather than a paragraph invented by a copywriter, so they appear at the speed Ashley can record them. We would rather publish three real ones than thirty invented ones.
How fast can a bridging loan really complete?
The auction deal above completed in nine working days, and we've run a regulated bridge in four. Days rather than weeks is realistic when the case is prepared properly, the valuation is booked early and the solicitor knows bridging. The full bridging guide sets out the timeline step by step.
Will you use my deal as a case study?
Only if you're happy for us to, and only anonymised. Plenty of clients never appear here at all. It makes no difference to the deal, the rate or the service.
