Most people arrive knowing their situation but not the product name, and that's completely normal. The honest shortcut is this:
- Buying something quickly โ auction, below market value, or an unmortgageable property. The deadline drives everything
- Bridging a gap on a home you live in โ that is regulated bridging, and it is a different set of rules and lenders
- Raising money against property you already own โ second charge, equitable charge if consent is refused, or a portfolio facility
- Doing work to a property โ light refurbishment, heavy refurbishment, or full development finance if you are building
- A deadline that is not about property at all โ a tax bill, a business need, or a deal that has to complete before something else can
