What is a bridging loan and how does it work?

It's a short term loan secured against property, normally running anywhere from a month to a year. People use it to cover a gap. Maybe you've bought before you've sold, or the mortgage won't be ready in time, or the property needs work before a normal lender will touch it. Interest builds up monthly and most clients let it roll up rather than pay as they go, then the whole thing is cleared in one go when you sell or refinance.

How much does a bridging loan cost?

More than a mortgage, and anyone who tells you otherwise is selling something. Rates start around [0.xx]% a month depending on how much of the property's value you borrow. On top there's an arrangement fee (usually [x]%), the valuation and legals. Before you commit we put every cost in writing, and we publish our rates tracker so you can sanity-check us.

Are bridging loans a good idea?

They're a good tool for a short gap with a clear way out. They're a bad way to borrow long term. A fair few of our first calls actually end with us suggesting something else, a remortgage or a further advance or just waiting. If bridging isn't right for you we'd rather tell you on day one.

What happens if I can't repay on time?

Ring us early, that's the main thing. If the sale or refinance is delayed rather than dead, lenders will usually extend, or we refinance you onto something else. We won't dress it up though. The loan is secured on the property, and if everything goes wrong the lender can repossess. It's why we spend so much time testing your exit before you borrow a penny.

How long does it take to get a bridging loan?

A lending decision can come back inside 24 hours. Money in your account is usually 5 to 10 working days, and most of that's waiting on the valuer and the solicitors. If you've got a hard deadline, tell us on the first call and we'll work backwards from the date.

Do I make monthly payments?

Usually not. The interest is rolled up or held back from the loan at the start, and it all gets settled when you sell or refinance. Most clients like knowing there's nothing to find each month while they're mid-project.

How much deposit do I need?

Usually 25 to 30%, because most lenders cap out around 70 to 75% of the property's value, occasionally 80%. If cash is tight there are ways round it, like putting up another property with equity as extra security. Our 80% LTV page covers the higher-leverage routes.
