How are bridging loan costs calculated?
Monthly interest on the loan, plus the fees around it: arrangement fee around 2%, valuation and legals. Loan to value moves the rate more than anything else. The calculator above puts rough numbers on all of it in a couple of minutes.
How is bridging loan interest calculated?
As a monthly rate on the loan. You can pay it monthly, have it deducted up front, or roll it up and settle everything when the loan repays, which is what most of our clients do. The calculator above shows the rolled-up version, and we model all three on your numbers.
How much can I borrow with a bridging loan?
It's driven by the property, not your income. Most lenders go to around 70% to 75% of the property value, sometimes more with additional security. The calculator above shows it on your numbers.
How accurate is a bridging loan calculator?
Accurate on the arithmetic, indicative on the rate. Ours uses honest market ranges, or your own quoted rate if you enter one, so it gets you close. The exact number comes from a real lender looking at your actual deal, and we turn that around same day.
What is the difference between a gross and net bridging loan?
The gross loan is the headline figure the lender approves. The net loan is what actually lands in your account after retained interest and fees come off the top. The calculator shows both, so completion day holds no surprises.
